Buyers/Renters Brokerage Agreement


 

Exclusive Renter Brokerage Agreement


 

The Potential renter as signed below agrees that Quantum One Realty has the exclusive right to work with and assist renter in locating and negotiating the acquisition of real estate (either for rental, lease, option or purchase).


 

The term of this agreement is from date as signed below for a period of 360 days however if renter enters into an agreement to squire property that is pending on the termination date, this agreement will continue in effect until that transaction has closed or otherwise terminated.


 

Brokers obligations:

(a) Brokers assistance. Broker will use broker's professional knowledge and skills, assist renter in determining renters financial capability, discuss renters requirements and assist renter in locating and viewing suitable properties.

(b) Brokers cooperation. Broker will cooperate with other licensees working with the owners, if any, to effect a transaction. Renter understands that even if broker is compensated by a seller or a real estate licensee who is working with an owner, such compensation does not compromise broker's duties to renter.

(c ) Other renters. Renter understands that broker may work with other prospective renters who may want to acquire the same property and broker agrees to notify renter of same.

(d)Fair housing. Broker adheres to the principles expressed in the Fair Housing Act.

(f) Service Providers. Broker does warrant or guarantee products of services provided by any third party whom broker, at renter's request, refers or recommends to renter in connection with property acquisition.


 

Renter's Obligations:

Agrees to cooperate with broker in accomplishing the objectives of this agreement, conducting negotiations and attempts to locate property only through broker and will refer to broker all inquiries of any kind form real estate licensees, property owners or any other source. Renter agrees to indemnify and hold broker harmless from and against all losses, damages, cost and expenses of any kind, including attorney's fees, and from liability to any person, that broker incurs because of action on renters behalf.


 

Compensation:

Broker's compensation is earned when, during the term of this agreement or any renewal or extension, renter or any person action for or on behalf of renter contract to acquire real property as specified in this agreement. Renter will be responsible for paying broker as outlined below.


 

Renter will pay:

For purchase of property 3% of total purchase price of property less any commissions paid by owner up to 3%.

For rentals will pay 5% of total rent paid in first year if total rent over $10,000 less any commissions up to 5% paid by owner.

For rentals will pay 5% of total rent paid in first year if under $10,000 less any commissions up to 5% paid by owner plus the sum of $275 for administrative fees.

In North Palm Beach, prosperity harbor some with waterfront,  old port cove with its marina, Prosperity pines a small gated community, marbella.

I sell more than what is shown here in both condos, town homes, single family homes and commercial real estate.

For the most expensive homes look in Frenchmans Reserve, frenchmans creek or Ballenisles.   For midpriced golf communities visit Jonathans landing (has a marina too).  For golf with a boat try admirals cove.

These upper priced communities did not have the foreclosure problems that some of the lessor priced properties did.  So in Old Palm, Frenchmans and Ballenisles don't expect to see a massive reduction in price. 

We have several areas of real estate in palm beach gardens that are older homes. we have some older homes with boat docks in juno beach real estate and juno isles real estate.  Coming soon is jupiter country club.  For the middle class we have the isles real estate in palm beach gardens and oaks east.  real estate in magnolia bay in palm beach gardens is gated.
