Buying or Leasing commercial or investment property in Jupiter and Palm Beach Gardens

Land is very rare,   most property is in developments where leases are available.   Some free standing buildings can be found.  A typical lease rate for commercial retail space would be from $25.00 to $50.00 a sq ft. (old strip malls in North Palm as low as 8)    Purchased buildings would go for $350 to $550 or more (I think the current record as of 8-6-07 is $2,442 sq ft on worth ave.).   Luxury space is found along the PGA corridor.  Average space exists along military trail, indiantown road, us 1.   Some live work spaces exist in Abacoa.  Please call with your specific needs.  Office space is about 9-11 dollars a sq ft.  Recently published that Downtown at the gardens had leased to a restaurant for about 46 which ended being about 70 with cam and percentage.

Other areas

Manufacturing space, small business space can be found in Riviera Beach and West Palm Beach at reasonable rates.  There are also industrial parks in Jupiter.  We have development properties in Costa Rica looking for investors (5 million and up).

Investment

Very few apartment buildings.  Some quad homes.  Strip malls and shopping centers.   Smaller investors often buy condos or townhomes.

 

1031 Exchange

What’s important-

Time! You have only 45 days from the date the old property closes to pick and give written notice to the "Qualified Intermediary" of the potential replacements. The purchase of the replacement must be done within 180 days of the prior sale closing. You must pick one of the replacements you selected or the exchange fails.

To avoid payment of capital gains-

Buy a property of equal or higher value.

Take all of the exchange equity and place it in the new property.

Obtain equal or greater debt on the new property.

 

An exchange is is for income or investment property for income or investment property.

In North Palm Beach, prosperity harbor some with waterfront,  old port cove with its marina, Prosperity pines a small gated community, marbella.

I sell more than what is shown here in both condos, town homes, single family homes and commercial real estate.

For the most expensive homes look in Frenchmans Reserve, frenchmans creek or Ballenisles.   For midpriced golf communities visit Jonathans landing (has a marina too).  For golf with a boat try admirals cove.

These upper priced communities did not have the foreclosure problems that some of the lessor priced properties did.  So in Old Palm, Frenchmans and Ballenisles don't expect to see a massive reduction in price. 

We have several areas of real estate in palm beach gardens that are older homes. we have some older homes with boat docks in juno beach real estate and juno isles real estate.  Coming soon is jupiter country club.  For the middle class we have the isles real estate in palm beach gardens and oaks east.  real estate in magnolia bay in palm beach gardens is gated.
